Finavia: Lounge Units at Helsinki Airport 2024 - Concession Notice - Request to Participate

Finavia grants possession of business premises at the Schengen airside of Helsinki Airport, to Operator specializing in offering high-quality common-use (commercial) airport lounge atmosphere, services and products. The tender consists of two (2) units located at the heart of the busy Schengen terminal between gate areas 22-27. The tendered two (2) units shall be granted to one operator. Even though airline and credit card collaborations will probably form the core of lounge users, the access to these lounges shall not be allowed to be limited to customers of certain airlines or just certain credit cards. All passengers must also be able to purchase the access to both lounge units beforehand or on-site. Excellent customer service provided by a highly skilled and dedicated staff and a pleasant ambiance with coherent design of the premises create additional value to customers and the area, where streams of passengers can pause and enjoy a meal, refreshing cup of coffee or other drinks in a welcoming and appealing environment. The units shall be open to all potential customers during the joint opening hours of the commercial services at the airport. The Tenderers shall profile the two lounge units in their tenders. That means that the Tenderers shall offer two different concepts for the units that suit the premises best. Finavia shall comment and guide the proposed concepts in the negotiations. From the proposed concepts it shall be clearly visible, who are the targeted customer groups and how Tenderers plan to reach those target groups. The premises in this tender process have served as lounge premises historically. The technical scheme provides information of the technical infrastructure of the premises. Tenderer is responsible to get acquainted to the existing Premises and technical scheme. Finavia strongly recommends using the existing infrastructure areas. The Tenderer is responsible for fitting their concept to the provided property technical infrastructure. Any changes needed to the technical infrastructure due to Tenderer’s plans shall be investigated and done at Tenant’s cost. Unit 1: Ref. of floor plan: 3643 Size: approximately 715,5 m² (incl. kitchen and balcony area) Location: T2 Schengen airside, upper floor between gates 26-27 The Collaboration Agreement will enter into force (Commencement day) January 2025 on estimation The construction of the premises is planned to be conducted January 2025 - March 2025 on estimation The opening date is planned to be 1st of April 2025 on estimation. Unit 2: Ref. of floor plan: 3417 Size: approximately 810 m² (incl. kitchen area) Location: T2 Schengen airside, upper floor between gates 23-26 The Collaboration Agreement will enter into force (Commencement day) September 2024 on estimation The construction of the premises is planned to be conducted September 2024 – December 2024 on estimation The opening date is planned to be 1st of January 2025 on estimation. Finavia reserves the right to schedule changes due to unforeseen events and issues - and will confirm dates one (1) month prior Commencement dates and the dates of opening the Units. The visual and interior design and the furnishing as well as all technical plans must be approved by Finavia before start of construction. Tenderer shall commit to provide Finavia with required technical drawings of the concept.
